The boiler is deemed to be safe thanks to the above.
Ideally it needs replacing though although the LL has said he will provide a Carbon Monoxide alarm as it is often smelly by the boiler.
(I did not realise you could even get Carbon Monoxide fumes from a Oil boiler til recently!!!!!!!!!!!!)
Won't hold my breath that the LL replaces boiler, but at least it is safe.

Carbon Monoxide is odourless, but if the boiler is smelling of oil, and the smell does not go away when ''airing the house'' then you need to be concerned about the Carbon Mon fumes.
So said the engineer.

Yep, when I was caught in the fire the smoke inhalation was less of a fear than the carbon monoxide that would have originated from the furniture burning off chemicals apparently

I woke up this morning to the whole of downstairs stinking of oil. Informed the LL who said, '' I will be writing to you at the weekend to address your concerns''  I then noticed on leaving the house that my FLUE is collapsing. The top section is led on the concrete. The second section is hanging down facing the ground. Probably explains the stink this am. Contacted Council who have tried to communicate with LL today. He assures me this is still safe to use. I have been told the oppostite however by two professionals now, who suggest I switch everything off. My LL is letting me wait to MOn with no heating or hot water. Then an engineer will come out.

Think I am entitled to, but this has happened in the past apparently and he is always difficult if that process takes place, ''alledgedly''
Just spoke to a neighbour who said that he has been difficult for years, and there has been a succession of people at this property who have all had problems with him.

Sorry, deleted my reply, on second thought's witholding rent payments could worsen the problem.
I would seek legal advice, he's definately neglecting his duty as a landlord.

Yes I did buy one this avo as I gave up waiting for him to provide one as he has assured me he would.
Bought one and my neighbour helped me set it up this evening as I needed to burn a cig or incense stick under it, both of which I did not have.
Went rd there in my PJs a while ago, and frightened her poor cats with the alarm.
Twas her that said about his reputation.

Sorry to hear about your grotty landlord, here are my suggestions:
Shelter may help regarding out of hours advice, they cover all aspects of tenancy as well as homelessness. There is a section on private let repairs and gas/elec safety etc. Here is there number : Ring 0808 800 4444, 8am-8pm seven days a week.
